Background

This turn of the century Victorian Bayfront Rowhome  had undergone a renovation in 2012 to create a legal  two unit property and update the kitchen and baths.  While the renovation was well executed, some of the  finishes had become dated and some of the original details suffered from deferred maintenance. The living  room also was very narrow making the living space tight  which limited furniture placement and reduced the light  levels on the main level. After our initial consultation  and a walkthrough with our preferred designer/stager,  we developed a market analysis of both “as-is” condition  value and a range of values that we were confident the  home could attain with a range of strategic updates. Our  pre-listing preparation budget, financed through Compass Concierge, was $50,000.

Scope of Work

INTERIOR

  • Flooring: The original hardwoods in this home were in really poor shape.  Homes in this era were built without subfloors and you could literally see  through the floors in places. We installed 7” engineered white oak hardwoods  over the existing floors to give the entire home a modern, uniform look and feel 
  • Opening Up the Floorplan: We removed a non-load bearing wall between the  living room and foyer to open up the entire living space on the main level and  provide more light throughout. 
  • Paint: We painted the entire interior of the home a crisp white to complement  the new floors and brighten the space. 
  • Lighting: We installed new semi-flushmount, pendant and vanity lighting in the  entryway, kitchen, hallways and baths to update the home’s lighting scheme.  We also moved the dining room chandelier to create a more functional dining  space. 
  • Stairs: Since replacing the stair treads to match the new flooring was cost  prohibitive we installed a stair runner and painted the risers, bannisters and  trim with a dark, custom color to create contrast with the crisp, white walls. 
  • Baths: The baths had previously been remodeled but the finishes had become  dated. We replaced the vanity tops with Quartz counters, installed new  sink hardware, mirrors and vanity lights to give the baths an affordable, yet  dramatic upgrade.
  •  Staging: We employed high end staging to create a fresh, modern look and  feel.
EXTERIOR

  • Front Entry: We repainted the old wooden front entry door with a dramatic,  dark gray for contrast with the exterior red brick. We also installed an  electronic deadbolt with a touch keypad to replace the tired, existing  hardware. 
  • Landscaping: We cleaned out the front and back gardens, mulched and  planted new flowers. We powerwashed the front and rear walkways and  patios to refresh their appearance 
  • Deck: We refinished the deck surface and staged the outdoor space to  highlight its functionality
